A full tear-off and new roof, installed over a deck we have actually inspected rather than covered up. Synthetic underlayment, ice-and-water shield in the valleys and around every penetration, and proper step and counter flashing where the roof meets a wall. In a climate that rains from October to May, the flashing details are what decide whether the roof lasts.

Storm-lifted shingles, failed flashing, cracked pipe boots, split ridge caps and the wind-driven leaks that only show up when the rain comes sideways. We trace the water back to where it is really getting in, which is very often several feet uphill of the stain on your ceiling.

When the deck and flashing are still sound but the shingles are done — curling at the edges, cupping, or shedding so many granules that the gutters run gritty — the covering can be replaced on its own. We will tell you plainly when that is the right call and when you are better off putting the money toward a full roof.

A ceiling stain almost never sits under the hole. Water runs along the underside of the sheathing and down a rafter before it drops, so the entry point is regularly several feet away and uphill. We work the roof and the attic together to find it, rather than sealing the nearest likely-looking gap and hoping.

A methodical look over the whole roof: covering, flashing, penetrations, gutters and, where it is accessible, the attic. Useful before you buy a house, before the wet season, or after a storm has been through — and you get the photos, whether or not there is any work in it for us.

West of the Cascades, moss is not a cosmetic problem. It holds water against the shingle, lifts the edges, and works its way under the course above until the roof leaks. We remove it without pressure-washing the granules off — a pressure washer takes the moss and the remaining life of the roof with it — and treat what is left so it stays gone.

Douglas fir and cedar needles pack into a gutter far tighter than leaves do, and a blocked gutter in a Lewis County November overflows straight down the fascia and into the wall. We clear the runs and the downspouts, flush them through, and tell you about any sagging hanger or rotted fascia board while we can still see it.

A skylight is a hole in the roof with a frame around it, so it is the first thing to check when a room starts leaking. Usually the glass is fine and the flashing kit, the seal or the perished gasket is not. We repair and re-flash rather than replacing a unit that has years left in it.
