
A skylight is a hole in the roof with a frame around it, so it is the first thing to check when a room starts leaking. Usually the glass is fine and the flashing kit, the seal or the perished gasket is not. We repair and re-flash rather than replacing a unit that has years left in it.

Confirm it's the skylight
Water around a skylight often comes from somewhere else on the roof entirely. We rule that out first.

Leak or condensation
Cold glass in a damp house drips without a single thing being wrong with the roof. The fix is completely different.

Re-flash or reseal
Most skylight leaks are a flashing or seal problem. Fixing that is far cheaper than a new unit.

Replace only if needed
If the unit really is finished we will say so — but we will not sell you one you do not need.
